New construction in Apex usually means the topsoil went away with the grading contractor, the sod was laid on compacted red clay, and the yard slopes wherever the builder needed it to. So year three looks like this: thin fescue, a wet corner, mulch that has faded to grey. None of it is your fault and all of it is fixable. Core aeration every fall is not optional here, it is how you get roots into that clay at all.
